Nottinghamshire County Council has signalled its intent to build up to 550 homes on land east of Gamston.

The authority has submitted documents to Rushcliffe Borough Council asking whether an environmental impact assessment (EIA) is required as part of a planning application for development on land east of Gamston and north of Tollerton.

An EIA sets out the likely environmental impacts of a project and how they can be mitigated.

According to planning documents, the proposed development would also contain land for retail development, employment purposes, the provision of a secondary school as well as land for the provision of a traveller site.

A report submitted to Rushcliffe Borough Council said that, if a planning application were to be approved, construction could start at the end of 2028 and would take about five years to complete.

The report added the scheme could be completed by 2033, and the non-residential elements of the plan would be built at the same time as the housing.

Documents state the 49.51 hectare site (122.32 acres) site which mainly consists of agricultural land would be accessed via the A52 and Tollerton Lane.

The proposed scheme forms part of a wider site known as the East of Gamston/North of Tollerton Strategic Allocation, which is land designated for development.

Documents state the land is allocated for about 2,500 homes to be delivered up to 2028, with capacity for a further 1,500 homes beyond this period.
